Morocco

Can foreigners buy property?

Foreigners can buy most urban property freely. Agricultural land is restricted and generally requires Moroccan citizenship or a company structure.

Land ownership rules

Two systems coexist: titled (Conservation Foncière) and untitled (Moulkia). Always prefer titled property.

Legal process

Compromis de vente → 10% deposit → final deed before a notaire or adoul → registration. Typically 1–3 months.

  • Passport
  • Moroccan tax number (optional)
  • Moroccan bank account for transfer

Taxes and fees

Registration fees ~4%, notary ~1%, plus annual property tax. Currency repatriation rules apply for non-residents.
